Grounds

We carry out larger-scale site and land clearance across Darlington and the North East, for landowners, developers, farmers, and businesses.

Some clearance jobs go well beyond an overgrown garden, scrubland that's been left unmanaged for years, dense brambles taking over a larger plot, or a development site that needs clearing before work can start. This is a different scale of job to a domestic garden clear-out, needing the right equipment and enough capacity to get through significant ground in a reasonable timeframe.

01

What This Covers

Scrub clearance, removing dense, low growth that's colonised a plot over time, bramble clearance, dealing with the thorny, tangled growth that quickly takes over neglected ground and makes access difficult, and general clearance of larger plots ahead of development, agricultural use, or simply bringing land back into a usable state. This can include selective removal, keeping specimen trees or hedgerows of value while clearing everything else, or a full clear where the site needs a genuine blank slate.

02

Before Development Work

If you're clearing a site ahead of construction, it's worth checking early whether trees, hedgerows, or other vegetation on site have any protection or planning significance before clearance starts, since removing protected trees or hedgerows without the right consents can create serious problems for a development further down the line. Where a BS5837 arboricultural report is needed as part of your planning application, that survey should generally happen before clearance work, not after, see our BS5837 Arboricultural Reports page for more detail.

03

Invasive and Problem Species

Larger, neglected plots sometimes harbour species that need particular care when clearing, Japanese knotweed being the most well-known example, which has specific legal requirements around its removal and disposal under UK law, since spreading even small fragments of the plant can allow it to re-establish elsewhere. If we identify anything like this during a clearance, we'll flag it rather than treating it the same as ordinary scrub, since the wrong approach can make the problem worse and create liability issues for a landowner.

04

What Happens to Cleared Material

Depending on volume and site access, cleared material is either removed from site or, where appropriate and agreed with you, chipped and left on site as mulch. Larger jobs are quoted with the realistic volume of waste in mind, so there's clarity on disposal costs from the outset rather than a surprise once the job's underway.

05

Access and Equipment

Larger sites often need heavier equipment than a domestic garden job, brush cutters and mulching machinery for dense scrub, and sometimes excavation equipment where ground needs levelling or roots removed alongside vegetation. Access is a key part of the assessment, whether machinery can get onto the site directly or whether material needs clearing back to a point where it can be loaded and removed, since this significantly affects both timescale and cost.

06

Working with Contractors and Site Teams

Where clearance is part of a wider development or agricultural project, we're used to coordinating around other trades and site schedules, working to the timeline the wider project needs rather than treating the clearance as an isolated job. If there's a site manager or main contractor to liaise with, we're happy to work directly with them on timing and access.

Coverage Across the Region

We take on larger site and land clearance work across Darlington and the wider North East, including Durham, Stockton-on-Tees, Middlesbrough, Newton Aycliffe, Bishop Auckland, Northallerton, Hartlepool, Sedgefield, Barnard Castle, Richmond, and Yarm.

Common questions

Frequently Asked Questions

How is a large land clearance priced differently to a domestic garden clearance?

It's assessed on the scale and type of growth involved, access for machinery, and the volume of material to be removed or processed, rather than the flat-rate approach that works for a typical garden job. We'll visit and quote properly for the specific site.

Do I need any permissions before clearing land?

It depends what's on the land. Trees with a TPO, hedgerows with legal protection under the Hedgerows Regulations, or land within a conservation area can all carry restrictions, and it's worth checking with Darlington Borough Council before clearance begins if you're at all unsure.

Can you clear land ahead of a planning application?

Yes, though if the application needs a BS5837 survey, that assessment should generally be carried out before any clearance affecting trees or hedgerows takes place, so the survey reflects the site's actual condition.

What if the site has Japanese knotweed or another invasive species?

We'll identify it and advise on the right approach, since these species have specific legal requirements around removal and disposal that ordinary scrub clearance doesn't carry.

Can cleared material be left on site as mulch rather than removed?

Often yes, depending on volume and what you're planning for the site afterwards, we can chip material and leave it on site if that suits your plans better than full removal.

Can clearance be done in phases across a large site?

Yes, for sizeable plots we can agree a phased plan, useful where a development is being built out in stages or where budget is better spread across a longer timeline.

Do you provide a written quote before starting larger clearance work?

Yes, always. We visit, assess the site, and provide a fixed price in writing before anything begins, regardless of the scale of the job.

Tell us about the site, its size, and what you're aiming to achieve, and we'll arrange a visit to assess it properly and give you a fixed quote.
