Hard Landscaping & Other

We seal driveways, patios, and decking for homes and businesses across Darlington and the North East, usually as a follow-on to jet washing but also as a standalone job on surfaces that are already clean.

A freshly jet washed surface looks great, but it's also more exposed than it was before cleaning, without whatever grime and weathering had built up as a rough sort of protective layer over the years, a clean surface can actually pick up new dirt, moss, and staining faster if it's left untreated. Sealing puts a proper barrier back in place, protecting the surface and keeping that just-cleaned look for considerably longer.

01

Driveway Sealing

Block paving, resin, and tarmac driveways all benefit from sealing in slightly different ways. On block paving, a sealant helps lock jointing sand in place, reducing weed growth between blocks and slowing down how quickly moss and algae re-establish. On resin and tarmac, sealing helps protect against UV fading and general weathering, keeping the surface looking richer in colour for longer. We use products suited to the specific surface rather than a single generic sealant for everything.

02

Patio Sealing

Natural stone patios in particular benefit from the right sealant, since porous stone is more vulnerable to staining, frost damage, and algae growth than denser man-made paving. Getting the right type of sealant matters here, some products are designed to enhance colour and give a slight sheen, others are intended to be invisible and simply protect without changing the look of the stone, and some stone types need a breathable sealant that lets moisture escape rather than trapping it in, which can otherwise cause problems in freezing weather.

03

Decking Sealing

Timber decking is particularly exposed to the weather, and an unsealed or under-treated deck greys, splits, and becomes slippery with algae far more quickly than one that's properly maintained. A good decking sealant or oil protects the wood from moisture, UV damage, and the algae growth that makes decking genuinely dangerous underfoot in wet weather. We'd generally recommend decking sealing at least every year or two depending on sun and weather exposure, more often on shaded decking that stays damp longer after rain.

04

Getting the Timing Right

Sealants need a dry surface and reasonable weather to cure properly, applying a sealant to a surface that's still damp, or in weather that turns wet again before it's had time to set, generally means a poor result that doesn't bond or protect as it should. We plan sealing work around the forecast rather than just fitting it in whenever suits the schedule.

05

Resin-Bound Surfaces

Resin-bound driveways are generally more resistant to weathering than block paving or natural stone, but sealing can still help maintain colour vibrancy and add a degree of extra protection against UV fading over the years, particularly on driveways in full sun most of the day.

06

Combining with Other Work

Sealing is often the last step in a wider tidy-up, a jet wash followed by sealing on a driveway, or a full clean and seal across driveway, patio, and decking together if several surfaces need attention at once. We're happy to quote for everything as one job if that's what you're planning.

07

Sealants and the Environment

Where sealed surfaces drain toward borders, lawns, or road drains, we use products applied correctly and in suitable conditions to minimise any run-off risk while curing. It's a small consideration but one worth taking seriously, particularly on larger driveways with a significant surface area draining toward a specific point.

Common questions

Frequently Asked Questions

How soon after jet washing can a surface be sealed?

The surface needs to be fully dry first, which can take anywhere from a day to several days depending on the material and the weather. We'll advise on timing when we do the initial clean.

How long does a sealant last?

Typically a few years for driveways and patios depending on the product and exposure, decking generally needs more frequent attention, often annually or every couple of years, given how exposed it usually is.

Will sealing change the colour or look of my patio?

Depends on the product. Some sealants enhance colour and add a slight sheen, others are designed to be invisible. We'll talk through the options so you get the look you actually want rather than an unexpected finish.

Does sealing stop weeds growing in block paving joints?

It significantly reduces it by helping lock jointing sand in place and reducing the conditions that let moss and weed seeds establish, though it's not a complete guarantee on its own, particularly over several years.

Can decking be sealed without cleaning it first?

It's best cleaned first, sealing over existing algae, dirt, or old, flaking treatment traps the problem underneath rather than protecting a clean surface, and generally gives a worse and shorter-lasting result.

Can I walk on a driveway or patio straight after sealing?

It's best to keep light foot traffic off the surface until the product has properly cured, and vehicles off a driveway for longer still, we'll advise on specific timing for the product used.

Can sealing help with a driveway that's prone to weeds or moss returning quickly?

Yes, alongside the physical barrier a sealant provides, it's one of the more effective ways to slow down how quickly weeds and moss re-establish between cleans.

Whether it's a follow-on from a recent clean or a standalone job, get in touch and we'll advise on the right product and give you a fixed price.
